This page describes individual measures at Schwollbachhof and their respective scope. Statements about the building, furnishings, energy, supplier relationships or grounds refer to the specific areas and time periods stated in each case.
This page does not make a general statement about the environmental impact of the entire business, individual stays, or all products and services offered. For the measures described here, we maintain technical documents, invoices, product information, delivery records and photographic documentation. We do not publish complete original documents for data-protection and business-confidentiality reasons.
Between 2023 and 2026, the entire Schwollbachhof building was renovated. Work on the building itself has been completed. Further amenities for guests are currently being created outdoors, including a sun terrace.
For the renovation, we used timber from our own woodland areas. These include a deciduous woodland directly north of the house and a Douglas fir area in the vicinity of Schwollbachhof.
Douglas fir, cherry, ash, oak and maple were used. The timber was used for:
- The cladding of the older building
- Tree trunks used as balcony supports
- Wall panelling at beds
- Benches in bathrooms and cloakrooms
- Table tops in the dining room
- Table tops in the fireplace room
Our own timber was cut at Hans Schütz sawmill in Nohfelden. Craft processing and installation were carried out by Zimmerei Herber in Hattgenstein. Invoices with service descriptions and photographic documentation are available for these measures.
Building envelope and energy certificate
As part of the renovation, the building envelope was insulated in several areas:
- Coverrock 2 stone-wool boards were used on the new-build section
- Fillrock blown-in insulation and Fermacell Powerpanel were installed behind the timber façade of the older building
- The roof of the older building received Steico Top 100 insulation boards
The materials used and their technical properties are documented by manufacturer data sheets and declarations of performance.
A registered energy certificate dated 3 June 2026 is available for the entire building. The primary energy demand shown in it is 158.63 kWh/(m²·a). According to the information in the energy certificate, the building meets the KfW standard applicable at the time of issue: “Efficiency Building 55 EE Class”.
The energy certificate lists ambient heat, biomass and photovoltaics as energy sources. It covers heating, hot water, ventilation and lighting.
Primary energy demand is an indicator from the energy certificate. It does not state the actual annual energy consumption of the operating hotel business.
Heating, hot water and ventilation
Heat at Schwollbachhof is supplied by two alpha innotec Hybrox 16 air-to-water heat pumps. The units use outdoor air as their heat source and are used to supply heat to the building.
According to the manufacturer’s documentation, the heat pumps achieve energy-efficiency class A+++ for space heaters at a flow temperature of 35 °C and A++ at a flow temperature of 55 °C. The refrigerant used is R290.
Three buffer tanks of approximately 500 litres each support heat storage and distribution. The heat pumps are used for hot-water production.
During the heating season, a water-bearing fireplace stove supplements the system. It is operated using leftover timber from the construction works and timber from our own woodland areas. When in use, it feeds heat into the storage system.
Decentralised ventilation units with heat exchangers are installed in guest rooms and sanitary areas.
Photovoltaics and further building measures
A photovoltaic system has been in operation at Schwollbachhof since April 2026. It has:
- An installed output of 40.52 kWp
- 111 photovoltaic modules
- A generator surface area of 206.6 m²
- A battery storage capacity of 20 kWh
The electricity generated is used in the building. Electricity not used on site is fed into the public grid. Grid electricity is also used in addition to the photovoltaic system.
As part of the renovation, thermally modified wood windows from Annen in Luxembourg were also installed. The roof of the older building was covered with slate.
A rainwater cistern with a capacity of 56 m³ is connected and operational at Schwollbachhof. The stored rainwater is used exclusively to water the outdoor areas.
Four water points enable the watering of flower beds, garden areas and lawns. They are located in the garden, at the Sauerbrunnen terrace, in front of the house by the Scheunengarten and behind the house.
Between 2023 and 2025, surfaces at the Sauerbrunnen terrace and in front of the house were unsealed to create new planting beds. Trees and shrubs were planted on the grounds in February 2026. A list of species and quantities is being updated on an ongoing basis.
Packaging and digital processes
In the breakfast and food-service areas, butter, jam, honey, spreads and drinks are not offered in individual portions. Instead, we use, among other things, jars, refill dispensers and larger containers.
Gluten-free baked goods are provided separately in individual portions.
Pre-arrival check-in, sending invoices, restaurant receipts, menus and guest information can be used digitally. Registration forms are still completed on paper. Printed documents are available on request.
Rooms, furnishings and service
For stays of several nights, there is no automatic room cleaning. Cleaning and changes of towels or bed linen are arranged through reception on request.
Exceptions apply if cleaning is necessary for hygiene, safety or operational reasons. Information on the process is available in the room information.
Liquid soap, shampoo and shower gel from Hotelify’s Montania range are provided in the bathrooms. The products are refilled on site from larger containers into refillable dispensers. According to the manufacturer, the products used are vegan.
Furniture and timber elements are used in guest rooms, the fireplace room and the dining room. Among other materials, three-layer spruce boards from elka were used for interior finishing.
Part of the furnishings comes from family ownership and was restored or adapted for current use by specialist workshops, such as carpenters and upholsterers. These items include chairs, armchairs, sofas, cupboards, bedside tables, washstands, tables, lamps and beds.
Rooms with particular features
Three comfort rooms on the sunny side each offer 31 m² of living space, a kitchenette, a balcony and a bathroom with a level-access shower, an accessible washbasin, grab rails, a raised toilet and slip-resistant floor tiles.
One room is on the ground floor. Two further rooms are on the first and second floors and can be reached by lift. One comfort room on the second floor is connected to the Junior Room on the sunny side by an interconnecting door.
If you have particular requirements regarding access, circulation space or bathroom facilities, please contact us before booking. We will be happy to explain the specific features of the room and the house.
An assessment under the “Reisen für Alle” accessibility scheme is being prepared.
Food and supplier relationships
For breakfast and selected offerings, we work continuously with businesses from the immediate area and the Hunsrück region. These include:
- Cheese from Bornwiesenhof in Wilzenberg-Hußweiler
- Frischeidienst Wittal, Morbach-Gonzerath
- Cured and sausage products from Metzgerei Georg in Niederbrombach
- Bread and rolls from Bäckerei Hofmann in Schwollen
- Coffee from espresso-kessler roastery in Nohfelden
Some components of our offering change over the course of the year. These include seasonal fruit from our own garden, cakes, herbs and ingredients for homemade spreads. This selection is adjusted about four times a year.
Product-specific organic certification documents are available for cheese from Bornwiesenhof. We publish further information on organic or Fairtrade products only for products actually used and only when this information is documented by current delivery and certification records.
Nature around the house and grounds
Swallow nests and swift nesting boxes have been installed on the façade of the main building. There is an access opening to the attic for bats in the gable. These features were deliberately created; professional advice was obtained when selecting the boxes.
The grounds include a traditional orchard meadow with mainly apple, pear, cherry and plum trees, as well as elder. The apple trees are mainly old standard varieties, including the regional Birkenfelder Rotäpfelchen variety. A meadow beside the stream is mown once a year.
There is an area of our own woodland behind the house. Measures to ensure path safety are carried out there. Residual timber from felling work and existing deadwood remain in the woodland, provided that safety and public-duty obligations do not require otherwise.
Since September 2026, two charging points for electric vehicles have been available for overnight guests at a Hager Witty Park charging station. Access is provided by a card at reception. Billing and payment are also arranged through reception. Reservations are not offered.
The charging points are available exclusively to overnight guests. The simultaneously available electrical connection capacity is approximately 138 kW. This figure describes the connection capacity of the installation; it is not the charging output per charging point.
The “Schwollen Hoffmann” bus stop is around 160 metres away on foot from Schwollbachhof.
A bicycle garage is available. Guests can also use a drying room and maps of the national park.
An e-bike charging facility is being prepared.
Shared spaces and meeting others
Schwollbachhof has several shared areas for overnight guests: a communal kitchen, a fireplace room and a barbecue area. These spaces are generally open to all overnight guests and can be reserved in advance for exclusive use for a fee.
The communal kitchen provides approximately six standing places around the kitchen island. The fireplace room is suitable for groups of up to 14 people and can be extended into the dining room if required. The barbecue area has space for approximately ten people.
The barbecue facility can be booked at reception for a fee. Firewood is included in the barbecue-area fee. Barbecuing, campfires and stick bread are possible only in connection with booking the barbecue facility. Guests bring their own food for grilling and stick-bread dough. Use is at guests’ own risk and subject to the applicable safety rules and house rules.
Different guest groups regularly use the communal kitchen and fireplace room at the same time. This can create opportunities for conversation and encounters during a shared stay. We do not currently offer an organised open group programme.
Employees and local memberships
Permanent employees receive 30 days of annual leave per calendar year. Depending on the role, contract and operational planning, part-time work, shift swaps, individual schedules, consideration of family or care responsibilities, and working from home for suitable administrative tasks may be possible.
Schwollbachhof is a member of the Friends of Hunsrück-Hochwald National Park and SooNahe.
Partnerships and ongoing procedures
Schwollbachhof is recognised as a “Partner of Hunsrück-Hochwald National Park”. The partnership is documented by written confirmation, a current listing and agreed use of the partner designation.
The “TourCert Qualified” qualification process has been completed. The final confirmation or certificate has been requested from TourCert and is still outstanding. Until official confirmation is received, we do not state that we are already TourCert Qualified and do not use the TourCert logo.
An application for ADFC Bett+Bike certification is being prepared. The goal is to submit the application or achieve certification by the end of 2026. Until certification is successfully completed, we do not state that we are ADFC-certified or a Bett+Bike partner.
The assessment for the “Reisen für Alle” scheme is being prepared. We will not make statements about verified accessibility or use logos or pictograms from the scheme until the assessment has been completed and the designation has been officially granted.
The measures described here are reviewed regularly. Statements about ongoing projects, certifications, technical installations and supplier relationships are updated when their status changes.
We maintain an internal evidence file for the measures listed. Depending on the topic, it includes invoices, technical data sheets, the energy certificate, manufacturer information, delivery notes, certification documents, photographic documentation and internal process descriptions.
For reasons of data protection, security and the protection of business information, we do not publish complete original invoices or contractual documents. If you have questions about individual measures, please contact us.
